1. Visit numerous B&Bs with different styles, and consult with existing B&B owners.

2. Get good financial advice as to what you can afford and pay close attention to the real estate component.

3. Look at web sites and publications listing inns for sale for comparison and familiarization.

4. Take one or more courses on operating a B&B.

5. Make sure that you have your own private quarters in or adjacent to your B&B. Privacy is important for those times when you need to get away from the business and just relax.

6. Attend a state or local B&B Association conference in areas you are focusing on.

7. Subscribe to and read B&B related magazines, journals and blogs.
