Reached by way of a labyrinth of narrow, winding roads past stone-walled gardens concealing magnificent villas. Livia inherited not only the actual property of her great grandfather but also a long-standing tradition in hospitality — he was the founder of two of Florence's most prominent hotels, today called the Grand and the Excelsior.

With a 19th century feel, the villa is surrounded by its own park, and offers a large hall suitable for conferences and other events.
Our house has great charm and elegance, typical of Tuscan villas. Feel free to find your own cozy corner in the reading room (sala lettura), the sitting room (salottino) or the satellite TV room (sala TV). The dining room (salone) is where guests discover and savor the delicious breakfasts served each morning.

To make guests feel at home we speak both English and French. Accommodations are free to children under the age of three. Small and well-behaved dogs are welcome. We also provide a free bus service to and from the center of Florence.

Florence is well-known for its art. Being near the center of Florence, and having access to our free bus service to and from the town center allows for maximum convenience and enjoyment of the many museums and galleries. And then, of course, the area is also noted for its many, many delightful restaurants.

The Grandparents' Bedroom, La Camera dei Nonni, has a spacious terrace overlooking Florence, there is a lovely queen sized bed and a small bedroom nearby.
The Bedroom of the Little Balcony, La Camera dei Terrazzino, has a small shaded terrace that overlooks the surrounding hills.
